When looking to replace your old windows, you may be curious as to how much this might cost you. As the phone here at our company, Texas Home Exteriors, rings with homeowners on the other end looking for replacement windows estimates, I thought it would be nice to provide an article offering information about cost expectations when looking into new replacement windows and what to expect in an estimate.

Our local Houston Texas metro homeowners will often ask, “what will it cost to replace my windows?” I provide the best answers I can to the question but keep in mind the many variables that need to be considered in replacement window cost. Below, in this post, I have put together information to help you on your way to understanding what this home improvement may cost you.

What should I expect for Replacement Window Cost price range?

A very quick and general answer is $350-$950 + per window opening on average is what you should expect to pay for new energy efficient replacement windows. This is what we are experiencing here in the Houston Texas metro area market as homeowners just like you are requesting several bids from a variety of local window contractors. Below, we provide a list for you to reference of factors that will directly affect your cost.

Five Factors Directly Affecting Replacement Window Cost:

1 – Size of the Window

When receiving estimates for your home, the estimator should be measuring your existing window openings to determine the total united inches (ui) of each window as this is how a window cost is priced out. The measurement calculates as follows per window: width + height = united inches. So let’s say that an existing window you are considering replacing measurers, 30″ wide and 60″ high,  add those two numbers together to get the total united inches like this 30 + 60 = 90 total united inches. Then, take the total united inches, in this case 90 united inches (ui) and multiply the cost of the window materials and installation, (I am using $6.00 per united inch (ui) for this example) 90 x 6 = $540 for the cost to replace that size window. This same method would be repeated for each window you are considering replacing in your home. Once all the windows have been calculated, add them up for a total of window replacement cost of all the windows.

2 – Window Shape

The shape of the window you are considering replacing will most certainly affect the cost. Standard square-edge windows are simple enough to manufacture, however; when you get into different window shapes (such as an eyebrow), this is an entirely different story. If your home has any of the following types of windows, the cost will be higher due to the increase in cost to manufacturing that window. Some of the custom shapes are as follows: octagon, trapezoid, pentagon, quarter round, triangle circle, circle top, circle top with extended legs, eyebrow, and eyebrow with extended legs. There is also more cost on the installation side as these types of windows are more difficult to install requiring more skill for custom windows.

3 – Window Options Selected

There are several replacement window options that will affect the overall cost of the windows including the following: color, locks, grids, number of panes and designer glass. New replacement windows come with exterior colors options for the jams such as, white, tan, bronze and brown. Interior options can be a bit more extensive with the same colors offered as for the exterior as well as additional options such as: woodgrain finishes (like pine, oak, cherry and pecan). When choosing a different color for the outside than what is selected for the inside will increase the cost of the window price as the manufacturing process is more extensive in producing a two color window jam (frame).

Window locks/latches are often color coated to match the color of the window jam selected. When selecting a color that is different or a finish such as  bronze, nickel or brass, again will increase cost of the window as the standard locks will be replaced with a custom finish “specialty” lock/latch.  Grids are yet another factor that can increase the cost of the windows. Some of the grid options and patterns available are as follows: colonial, diamond, perimeter, prairie and standard light. For the most part, white on white windows with no grids or grids in the front of the home only are the most popular due in order to lower cost.  Also keep in mind that some Home Owner’s Associations HOAs or POAs may require window with grids for the front of the home.

4 – Quantity of Windows Replaced

From time to time, we receive calls from homeowners who would like to replace just a few of their home windows due to various reasons such as available budget. The fewer windows replaced, the higher the cost will be per window as the window company will be sending out a crew to replace just a few windows vs a larger job thus driving up the coast per window. For instance, 5 windows at a cost of $700 each will end up costing you $3,500 as apposed to 15 windows at a cost of $600 each will only cost you $9,000 saving you $1,500 over the entire job.

5 – Other Related Work

Often times when replacing windows, there are other aspects to the job that the homeowner may not think of right away that may have a direct affect on the overall cost of replacing the windows.  For instance, one example of the other related work that may be involved in a project like this is what type of siding is installed on the exterior of the home. When the old windows are being replaced, there is often a 1″x4″ trim or window trim that will need to be removed to allow the old window to be removed and the new window to be installed in its place. If the home is need of siding repair, this is the best time to get this done, during window replacement, as the two go hand-in-hand. In reality, it is much easier to install a new window when the siding is also being installed as the trim and siding will have already been removed.

If you have received several replacement window estimates, you will most certainly notice that there is a difference in price (cost). Beware of the low bidder of your windows as there are a few competitors that are selling a cheep window disguised as a good deal. These companies pay their workers less and they definitely take shortcuts that will cost you more in the end. Great News For Louisiana-Pacific LP

While en route driving to oversee a siding project in The Woodlands Texas, I received a phone call from my wife Shelly with excitement in her voice as she shared some good news she’d found in following a certain stock in the stock market. She expressed how the market recently reacted to Louisiana Pacific Corporation “LP” (LPX) experiencing an increase of 21% in Siding sales NASDAQ reports as well as closing at 52-week high of $17.98 on May 18th. The Louisiana-Pacific Corporation stock (LPX) is yielding yielding a solid year-to-date return of 8.6%. Needless to say, we are excited about this news about the positive stock change for Louisiana Pacific Corporation.

Here at Texas Home Exteriors, we are involved in the residential side of the siding business as roughly 40% of all of our remodeling and home improvement siding, windows and roofing replacement business. We are honored to have earned and be awarded as our current status with Louisiana Pacific, the LP Build Smart Remodeler Platinum status.  This was great news for us about the manufacturer of products we proudly promote and install. The jump in stock price is reportedly due to several factors in the market place including the Siding segment reporting an increased sales volumes across all of its business including housing, repair, retail remodel as well as commercial. This is the biggest factor for most homeowners to consider between the two roofing choices. Let’s say the asphalt shingle roof replacement cost is $10,000 and the metal roof cost double (or more) at $20,000 +, this is most often the case that homeowners are often experiencing. Some will not mind paying the extra money that it takes to install a metal roof because that is what they have been desiring for some time.

The labor to install the two roofs is very different from one to another due to the skill level and experience in working with the two products. For instance, an asphalt roofing shingle is flexible and can be made to fit in many applications where as a metal roof panel is rigid and requires a much different set of skills and tools to fit in the same area of application. It is often common that roofers that have installed asphalt shingles in the past, will attempt to install a metal roof resulting many mistakes in installation resulting in an voided warranty. There is also a big difference in the cost of materials between the two products as well as the many options between the two roofing products as well.

This is where asphalt roofing shingles wins in my opinion. If a metal roof is going to cost you double or more, are you going to recoup this money in the long run? The short answer is yes and no and here is why: In the past, the asphalt roof will last anywhere from 12 – 25 years on average. That was in the past, today, GAF is offering a lifetime warranty on their asphalt composition roofing shingles replacement . This means, a longer replacement life if you install their lifetime asphalt roofing shingle warranty product.

Metal roofing products such as galvalume, offer a 25 year metal roofing warranty and other metal roofing products can range from 25 – 50 + years. We have even seen some lifetime warranties offered by metal roofing manufacturers as well. The reason for this range in warranty span, is RUST. These roofing panels are coated with paint or coated with a galvanized coating called, Galvalume. If they were aluminum or copper, they would never rust, however the cost would be 3 -5 times + the cost of an asphalt roof that can offer a lifetime warranty.

Having said all of that, here is some quick math thoughts for comparisons:

Should I go with a Lifetime Asphalt Roof @ $10,000 vs. a 25 – 50 Year Metal Roof @ $20,000 +? A quick math comparison quickly reveals that an Asphalt roof at half or less of the price offers the longer warranty of a metal roof, what are your thoughts? Form a cost effective perspective, the asphalt roof is less expensive in the long run if you go with the Lifetime Warranty that GAF is offering.

Rusting VS. Weathering Longevity Issues

This is where metal roofing wins big time in my opinion. When an asphalt roofing shingle gets weathered and old, it will experience granule loss and lose its structural integrity and start to fail and come apart.

Those ceramic granules are adhered to the shingle with asphalt petroleum based adhesive. As these shingles age they lose this protective coating leaving the underlying asphalt and fiberglass base to crack and become quite brittle.

No matter what one might put on top of this asphalt shingle, the base has become so deteriorated that it can no longer support anything that is coated on the surface of it. This is why roofing contractors  will re-coating metal roof over asphalt shingles.

On the other hand is the metal roof. When it starts to age the most common issue is loss of the painted or coated surface such as galvalume or Kynar 500 paint coating. When these factory applied coatings start to fade, they leave and expose the metal surface underneath to the elements. The most common response to this exposure of most metal products is surface rust.

This metal roofing panel often still holds its structural integrity and only exhibits unsightly surface rust as long as it has not been exposed for a lengthy span of time.

With this metal roofing panel still intact with only surface rust, it is the perfect candidate to be sprayed with a new fluid applied metal roof coating. This coating is completed sprayed on and has a warranty for 10 -25 years. So another words, for a “fee” you can extend the life of your roof for 10 – 25 years. Please note that I said… “for a fee”.

When I get a call from a Texas homeowner seeking a price on a metal roof, there seems an instant connection that by installing a metal roof that it will be the last they will ever install. This is clearly not the case as the manufacturer warranties range anywhere from 25 years to lifetime. Even with a lifetime warranty from the manufacturer, you will eventually have to replace that roof after your warranty is claimed with the manufacturer due to the coating failure.

The metal roofing manufacturer typically will prorate the warranty claim that you have against them and either offer a small portion of the original price back to you or offer a discount on the replacement materials. The metal roofing manufacturer will not offer any labor money to replace the rusting and or falling metal roofing panels.

The same goes for asphalt roofing shingles should you ever need to file a warranty claim against them as well. After you have contacted them, they will come out and assess (look at) your asphalt roofing shingles and take an assessment on the service life that is left. The asphalt roofing manufacturer will make a settlement offer that is either a partial credit (rebate) towards new replacement roof shingles, or a possible cash value settlement. Either way with metal or asphalt roofing, you are going to be out of pocket some time down the road when either the warranty period ends or a claim needs to be filled due to failure.

This is an area where most Texas completely forget to consider and is one of the most frustrating to find out onee the new metal roof is installed. Something to think about, when you have a metal roof installed on your home, you now have installed a shield that stops some of your cell phone signal from coming into your home. What you have now created is what is called the Faraday cage effect.

One of the ways around this is to install a signal booster that has an outside antenna to receive better reception. Sometimes this works and sometimes this will not depending on your existing reception situation. If your signal is already poor or marginal, you will probably have none with an addition of a metal roof replacing your non interfering asphalt roof.

Final Thoughts

You have to choose between which roof is better for your home when you consider the cos, rust and possible cell phone reception issues associated with a metal roof. If you are liking that standing seam ribbed metal roofing look, then by all means go with that type of roof. Keep in mind that you are going to pay 2-3+ times more without really getting much longer of a warranty out of a metal roof. Should you decide on the Asphalt roofing shingle, you be saving money up front and in the long run if you get the lifetime warranty shingle that is offered by GAF.

As you might be reading my many posts here on Texas Home Exteriors about home improvement, keep in mind that many of my inspiration and creativity comes from my father honored in this post with the information I am sharing below.

This website page is dedicated to honor my Father George G. Kapitan, his creative ability and the gift he left that can bee seen from his contributions to “The Golden Age of Comic Books“. Folks have often said to me, “Greg Kapitan, you are quite creative”.

I credit this ability and passion to my father and his creative side as I witnessed this reflecting in the many things he did as his child growing up. This he did with an ongoing example woven throughout my childhood as he continued this creativity through his life expressing his ability to think outside of the box in so many creative ways.

Life With Dad

Growing up the son of George G Kapitan, I observed his brilliance in many of his daily living interests whether it be his interests in gardening, painting, fishing, our home exterior, landscaping or, of course, his famed writing abilities showcasing his unique creativeness.

My father, George Kapitan, comic book writer contributor, was involved with the comic book industry during the nineteen forties for some time along with is friend and colleague, Carl Burgos working and creating together.  I have memories of my father riding the train into NYC for his job specifically at Charm Craft, Timely Comics  and Marvel where he (George Kapitan) created as the George Kapitan writer of Black Widow and Harry Shale as one of the many Women of Marvel Comics. Her also had other jobs that he had in his profession as a writer and creator. Note; Timely Comics is the 1940’s predecessor of Marvel during the golden age of comics.

My mother, Rose Olivo Kapitan would rise early in the morning from our home in Northport Long Island to drive him to the train station to ride the Long Island Railroad LIRR into New York City where many of his writing jobs were located.

This is where he would work long hours until the end of the day, then riding the LIRR back home, returning to the train station where my mother would be waiting to transport him home each day. He would return home often finding a nice warm dinner mom had lovingly prepared and waiting for him.

I remember him showing me this Green Giant Comic Book that he worked on with his writing abilities.

He would often share with my two older sisters, Michelle, AnnMarie and me, Greg Kapitan, all about his day’s experiences and the projects he was involved in while away at his job in New York City’s downtown area of Manhattan.

Sometimes he would spend time writing in his home office space created in a portion of their master bedroom in our home in Northport.

When a home, I remember him asking me to bring him a cold beer up from the refrigerator to enjoy as he continued focusing on his work. George Kapitan not only did writing but also drafting, penciling and calligraphy, a rare art almost forgotten today.

On the right, you can see just one example of his many famed comic book writings developed the Green Giant created by George Kapitan along with his coworker Harry Sahle doing the artwork for the creative work. This was in 1940 for Pelican Publications Green Giant #1 produced by Funnies Inc a Comic Book packager for the publishers to test and to see the reaction of the readers to see if was a marketable creation.

Needless to say, he was very proud of this work he felt passionate about creating and participated in for many years during The Golden Age of Comic Books. You can some of the work reproduced and available on Amazon, George Kapitan’s writing still being shared today along with works by his fellow co workers and their collaborative efforts.

An Odd Bunch of Creative Individuals

It was during the time of the second World War when my father was drafted into service as so many of the young men were at that time. Only to be rejected due to hearing loss issues that were inherited.

Back in the these times, if you were not fighting for your country, you were considered an outcast and often folks would ask him, “why are you writing comics and not fighting in the war?” His response was often..”I was rejected due to my hearing loss so I am contributing by writing in comic books”. George would share his passion about writing comic books, often receiving responses from people such as “why don’t you get a real job?”, rejecting his creative passion to not being legitimate work.

This rejection with the mass of the people around him, I believe, led him to ponder ideas he would express and share through his writing and creation of his comic book characters and stories. The other men that he would associate with through his work associations and friendships were like-minded and all very talented and creative types.

A Creative Team

He spent time associating with these unique and creative individuals, like himself, who would find ample opportunity to bond and and create during their conversation over drinks, joking and laughter. I remember some of these friends coming to our home playing cards and conversing about comic book characters late into the nights with laughter and and a smoke-filled room that was so common back in the 1960’s.

So you are considering a metal roof for your home, you get on the internet to find and learn about the various roofing companies and arrange to get bids. Several of the roofing contractors are now coming by and providing you with bids for the installation of a new metal roof. Now, as you review the bids, you wonder why you are seeing such a big difference from one company to another for the cost of the roof installation and you don’t want to make a mistake or poor re roofing decision.

A metal roof is a metal roof right? So why would there be so much of a difference in the bidded price from one company to another? With a project like this, it is one that you only want to do only once and have it done correctly because even subtle installation mistakes can cause issues in the long run. Please read the warnings and advice below to know what to do to ensure you have a great roof, the first time, saving yourself time money and headaches!

1 – Metal Roofing Batches Color Issues

This photo is a commercial business located in Spring Texas near The Woodlands Texas south border of town.

As a historical constant, commercial builders will, almost 99% of the time, choose to go with the lowest bidder on their projects in order to maximize the profits on their building project. You can see in the photo to the right, a standing seam unpainted called Galvalume Roofing product was used for this metal roofing system that is only a few years old.

When studying the photo, it is quite obvious to see the color differences indicating where the installers used product from two different batches of material. It is quite common practice for roofing contractors to use leftover material from previous jobs where the material was not purchased together and ends up coming from different batches with color variations.

What has happened is that over time this creates a problem as these two different batches will weather differently causing the effect you can see in the photo. Can you imagine, paying a lot of money for a new roof, only to have revealed mismatched colors. This is not something you will notice when the roof is newly installed, it will look beautiful until down the road exposure to the elements and time that different batches were installed on your roof. The roofing crew knows they are from different lots and were purchased at different times, but you will not see evidence of the roofing color mismatch till a few years later long after the crew is gone and the check has been cashed.

2- Voiding The Warranty

There are many things a roofing company who installs a metal roof can do that will inadvertently void the roofing warranty. Here is a quick list of some items to be aware of and watch out for that may void your warranty on the new roof you paid good money for: Tweeked installation of the panels, jagged cut edges that are not sealed (painted), fasteners that were driven to tight, wrong sealant used around protrusions, improper underlayment, furring strips spaced out to far, crinkles on the panel from walking in the unsupported areas, unsealed scratches from installation crews just to name a few.

This is by far one of the most common issues that can lead to leaks as well as constant maintenance issues of your metal roof system.

Something to keep in mind, a metal roof standing seam panel with the hot Texas blazing sun beating on it will move at a different rate than the wood furring strip underneath the panel that it is attached to.

This becomes a BIG problem due to the fact that so many of the roofing crews who simply drive the screw fasteners from the outer top side of the panel directly down into the wood furring strip below. This is a BIG NO, NO! The better way to install standing seam panels is with a hurricane wind resistant Z-purlin which is made of 20 gauge  steel that will move at the same rate as the metal panel above it. The metal roofing is then fastened with the screws through the Z-purlin (support), down into your roof’s decking. This prevents the fasteners from backing out and causing the holes to wallow (made bigger) and more elongated holes in the panels that were smaller when the roof panel was initially installed.

4 – Oil Canning (wavy panel)

This image at the right shows the dreaded look of a wavy metal roof, no one likes to see their roof doing this! Nearly 100% of the time, this problem is due to the installer using a thin standing seam panel of 26 gauge or thinner.

The contractors will often choose to use these thinner (26 gauge) roofing panels in order to increase job profits because the cost of these panels are less for the roofing contractor. Additionally, these panels are lighter in weight so much easier for the roofing crews to install, screw thorough, crimp, etc. This is also a “non striated” (no small ribs) in the wide open section of the panel that would also reduce the Oil Canning effect.

This BIG drawback of using the thinner 26 gauge sheet metal is the dreaded oil canning effect that can occur when our hot summer Texas sun starts beating down on the roofing panels. Let’s say you’re a Houston Texas homeowner considering hiring a contractor to replace your Roof, Siding or Windows. You are in the market for a company who is reputable and you have done your own research on the various companies. After receiving estimates from several home improvement companies, you have found one you are seriously considering on hiring, so you go onto the Better Business Bureau’s (BBB) website to check out the company and what their reputation is with them. You see a B or No rating, however did you know that a business owner can improve, or should we say buy, a better rating from the Better Business Bureau just by being a member and paying a $425 yearly fee?

Well, this is in fact TRUE!  A business can simply go from having a “no rating or low letter score” status to an “A” status with a simple transaction of funds (money) in the BBB Letter Grading System. As a business owner, the thought of this made me furious, so this is when I took it upon myself to do more research.  Many homeowners have NO idea this is how the BBB works and this is indeed what is happening in the letter grading system they have set up. How does this make a person feel as a homeowner? Realizing that one might be looking at considering hiring a company and that the company very well could have gone from a low or no rating status to an A+ rating just by paying a fee? The truth of this is a bit disturbing. Not to say that the BBB is a “bad” organization, but their ratings systems are in fact are quite misleading and obviously a scam as will be verified in what I am exposing here. Don’t right out believe me, please research and decide for yourself.  I know you will find the information below interesting and very informative.

ABC News 20/20 Real BBB – Better Business Bureau Probe Story

As you can see, the BBB is well known for giving business owners an A rating for paying for what they call, “accreditation of a business member”.

Taking into consideration this research, as the business owner of Texas Home Exteriors, I  refuse to deceive homeowners by playing games that insult their intelligence. Instead we have opted for feedback, reviews and recommendations through a variety of places online like Google, Angie’s List and Houzz Reviews from homeowners that were not swayed by money but sharing their personal experiences with companies like ours.

We believe that paying to get a better review or letter grade is deceptive on many levels and we opted out. As a homeowner myself, I would much rather see a live reviews written by real homeowners who share the experience they had doing business with a company. This is much more transparent way of learning about a company, honest and truly open, providing a level playing field for all involved.

 

Terrorist Group Get’s an A BBB Rating Just by Paying a Fee

This BBB Investigation, as told by ABC “Best Ratings Money Can Buy” (2010), tells stories from various notable businesses from around the country.

It showcases business owners who were reporting that their business would have no rating with the BBB until a fee is paid. Once a company pays the BBB fee, within a day or two the no rating that often shows on the BBB website for a company, will often jump to an A+ rating with what the BBB now calls, “Accreditation”. On the BBB website is described as “If a business has been accredited by the BBB, it means BBB has determined that the business meets accreditation standards, which include a commitment to make a good faith effort to resolve any consumer complaints.

If you click on the image link to the right, it will simply be revealed to you how a Terror Group can receive an A rating by paying a fee.

What this means to consumers like you and me, is that anyone can come up with a business name, address and phone number and deceive with the cooperation of the BBB and it’s deceiving “false” rating system. I know that I personally in the past had relied on the BBB, looking up companies I was considering doing business with. This is no longer the case for me as well as many others across the country who have seen through this paid for service for the scam that is is.

As you can see by the photo illustrated above, Texas Home Exteriors BBB report has only one resolved complaint and shows no rating but the Auto Group BBB report shows many resolved complaints and is rewarded with an A+ rating. The ONLY difference here is that one company is paying a fee and another is not. Wouldn’t you think that with only one reported complaint that was resolved would still be an A+ rating? We have 100% resolved “one” complaint and yet “no rating” due to us not playing their (money) game. This unfair rating system goes on and on misleading so many consumers who have no idea of the flawed system that is greatly influenced by money to enhance business ratings.

 

BBB History as a NonProfit 501-C

Most of the US public has no idea about the BBB’s history or how the firm was started. According to information provided by Wikipedia, the Better Business Bureau was Founded in 1912 as a 501-C “nonprofit organization“. Based on the evidence below, I would add, “the BBB is a FOR Profit Organization, end of story”.

This is preposterous, and I know that you would agree as I do that it is just is not right that a business could what I call “legally pay a FEE” to a “Nonprofit Organization” in order to receive an “A” rating over other businesses that elects not to pay this FEE. ​And that in the case that a business does choose to PAY this fee, it seems to me that the Company as well as the Non-profit Organization are both deceiving and misleading many consumers.

I am known for have a long history of being outspoken and telling the truth no matter what. It is my belief, based on my research, that the BBB is a “pay for a grade” company and is deceiving the public. Furthermore; they are registered as a Non-Profit (501-C) yet pays its officers BIG Money out of money collected for a better grade by what is supposed to be a Non-Profit hence: BBB.ORG. Need I say more?

 

The Good They Do for Accredited and Non Accredited Businesses and Consumers

This post is not to say that the BBB is totally a “bad” organization, as they do help customers by making them aware of various business scams. They accomplish this by getting involved if there is a business dispute as well as informative published articles. For instance, if a consumer needs help, they assist by writing the business either the accreted (pays a fee to be accredited) or non-accreted (no fee paid) business acting as the middleman to resolve their dispute. What we have found is that the BBB most certainly has this over the business owners, the business owners must fork out a fee for accreditation and continue to do so yearly in order to stay on good terms with the BBB and maintain their accreditation through paid membership and thus keeping their A status.

According to CBS New York, the BBB changed the rating system after a lawsuit filed in late 2010 by the Connecticut State Attorney Generals Office.

In this action, the BBB was sued for their unfair rating system that was awarding business owners for the what they referred to as a “pay to play” rating system which was much more in favor of the paying businesses over the non paying businesses published grades.

The case was eventually won in favor of the rating system being changed to non-paying non-accredited business members enjoying the same ratings. Although the case was won against the BBB, many speculate that the BBB will not be in any hurry to ensure the mandated changes have been implemented due to loss of membership fees and or dues they will experience.

Better Business Bureau, William Mitchell former CEO was raking in over $400,000 a year from LA BBB office according to IRS documents. Then this person suddenly resigns after the Attorney General lawsuit was filed and then Mitchell reported as quits job as health issues are the concern.  Trying to separate himself from anything to do with the scandal around his $400,000 + yearly salary and bonuses. I was amazed at finding this unbelievable practice from an organization registered as a nonprofit 501-C, supposedly, may I add? Seams like they were for much profit at over 400k a year in ennings.

The famed Time Magazine, now online, posted a story on March 19th 2013 revealing how the BBB was exposed over its “pay to play” letter rating system. The article tells of the $425+ membership accreditation fee that the firm is charging will change any business rating in a more favorable light.

The article, posted by Time Online, answers, “Why the Better Business Bureau/BBB Should Give Itself a Bad Grade” stating it seems that the BBB should take an honest look at itself and review how unfair their rating system is. As a business that monitors other businesses this is what so many deemed as unethical and hypocritical. The article also goes on to mention, “Last week, the Better Business Bureau announced that it had officially expelled one of its local affiliates, the BBB of Southland, which served the greater Los Angeles area”. This will likely not be the only one that will be expelled as more of the Bureau’s “pay to play” comes under fire and is exposed to the public.

The Time article continues to showcase how anyone can create even a dummy business in minutes turning around and actually getting the BBB to pass them off as a legitimate business. Disturbingly, after investigations found that a fake business profile was set us with the business name, “Hamas” paying the $425 fee in exchange for a A grade.

Yes, you read that correctly, the name of the fake business that was set up was “Hamas”, the same name as the terrorist group in the middle east. This experiment exposed the truth of how easy it is to fool the Better Business Bureau into thinking that any business is legitimate, apparently just by paying a fee.

It seems more important to the BBB to collect a fee in exchange for a good grade than to actually do its due diligence and actually investigate a business to ensure it is even legitimate and real.  This absolutely is not in the best interest of protecting consumers at all like this supposed 501-C nonprofit is claiming to do, it is quite obvious the focus is on collecting fees.

Well there you have it, the good, the bad and the ugly.

Needless to say the mountains of evidence is unbelievably in favor of a much needed change with the BBB letter “pay for play” rating system. We will see what the next few years bring as we continue to watch for much needed changes in the BBB letter rating system.

Roof Removal Work Scope

Make sure that you are reading line by line what the scope is of the removal work the roofing contractors are doing such as; removing the old roofing shingles, tar paper (felt) hauling off the trash, removing drip edge, pipe jacks, valley flashing, sidewall flashing, ridge vents, air hawks or turbine vents.

Roofing Installation Scope of New Material

This is where you should find listed on their contract what new in accessory materials they will be installing such as the following; New tar paper (felt) and what weight such as #15 lb or #30 lb? Drip edge what size? 1″1/2 X 1″ 1/2 is most common and make sure that it is colored to match your new roofing shingles. Pipe Jacks, make sure they are using led jacks as they are most common and will most likely out last your roof. Valley flashing, the roofing contractor should be installing new at least 20″ wide metal or roll roofing before installing the new shingles. Note: Ice and water shield usage in the south on all of the roof protrusions and valleys is a nice upgrade to ensure no water leakage. This is a must in the north especially where snow can ice dam around the perimeter we recommend ice and water shield in those areas as well as all valleys and roof protrusions. At the end of your roofing job we suggest that you do a walk around to inspect the entire job from top to bottom. Who is the NFRC (National Fenestration Rating Council) and what do they provide?
This is an organization that is a non-profit independent labeling and rating company that rates the overall performance of replacement windows and products alike. They work to provide accurate window ratings performance information for contractors, builders, homeowners and code enforcers alike.

When considering replacing your windows there are a lot of vinyl replacement window options such as Low-E Glass, Argon Gas, Window Colors and Grids. Energy Star recognizes NFRC Label Window Testing as an Independent and Certified Energy Performance Window Rating Agency. Texas Home Exteriors provides to guide Texas homeowners in making the best choice when replacing their windows with NFRC window rating information.

The NFRC Rating Label Four Categories

The NFRC Rating Label is broken of into four window rating categories, U-Factor, Solar Heat Gain Coefficient, Visible Transmittance and Air leakage. At Texas Home Exteriors, we provide the NFRC replacement window label (see above) and information to help Texas homeowners better understand replacement window performance as well as replacement window ratings better to help with your new window selection.

U-Factor

This rating shows how much Heat is Transferred by the entire window (frame, sash and glass). One might call this, invisible insulation. For instance, the smaller U-Factor would mean a window would provide more comfort to sit next to on colder winter days.

Visible Light Transmittance

This rating how how much outside Visible Light enters the room through the window. This measurement is not a percentage but a rating between .0 and 1.00 with .0 blocking out all visible outside light and 1.00 allowing all visible outside light to enter the room.

Solar Heat Coefficient

This rating shows how much Heat Energy is Entering the home through the entire window. A lower SHGC will reduce AC Cost and provide a more comfortable window to sit next to on Hot Summer days.
SHGC of 0.30 = 30% of Solar Heat enters the room from the outside.

Air Leakage

This rating shows how much Outside Air enters into a home through the window. Good Air Leakage rates typically range between 0.1 and 0.4. The Lower the Air Leakage, the better the window is at keeping the Outside Air out of our Houston Texas metro area homes.
